How do you know it's time to close in your patio?

  • Patio sits empty all summer

The cover gives some shade, but by afternoon the heat, glare and wind send everyone back inside. That usually means the space needs walls, not more furniture, and every season you wait is another one you don't use the back of your house.

  • Dust and leaves on everything

You sweep, wipe the table and shake out the cushions, and a day later the grit is back. The patio is open on the sides where the wind comes through, and the longer it stays that way, the faster your furniture wears out.

  • Water pooling on the slab

After a rain you see puddles near the house or drips coming off the cover. That usually means the slab or the cover isn't moving water away, and it has to be sorted before any walls go up, because water that sits will find its way into the room.

What does it take to close in a patio in Chino?

An enclosed patio room in Chino closes in your existing patio with windows or screens, so you get a shaded space out back that keeps the dust and bugs out and is generally not heated or cooled. At Solstice Chino Sunrooms & Patios, I check what the room will sit on first, and our crew ties the roof into the house so water runs away from it.

You've got a patio that's too hot, too dusty or too buggy to use much of the year, and you want it to feel like part of the house. The first choice is whether it stays a seasonal room or becomes one you heat and cool, and if it's the second, you're looking at something closer to a four season sunroom. The price moves with the size, whether your slab and cover can carry the room as they are, windows or screens, and how much insulation goes in, while the schedule mostly turns on the city's review and any work the base needs first. Your written estimate gives you your own figure.

Details to note before an estimate

  • Rough size of the patio
  • Existing patio cover and its condition
  • Cracks or puddles on the slab
  • Whether you might heat or cool it

How we build an enclosed patio room

Most people start with a seasonal room, and I ask whether you might heat or cool it someday. If the answer is maybe, we plan the insulation and windows for that now, because putting them in while the room goes up is much easier than tearing into it later, and the later route can often cost more. Before anything gets sold, I tell you straight what your slab and patio cover can handle. Then our crew preps the base, frames the walls, ties the roof into the house and flashes it so water runs off instead of into your wall, and sets the windows or screens last so they sit square. A pretty room that leaks or sags isn't worth the glass in it.

Some patios need other work first. If you don't have a cover yet, or the one you have was never built to carry walls, we'd start with patio cover installation sized for the room going under it. If what you really want is light from overhead, a glass-roofed room through our solarium installation may suit you better than closing in a solid-roofed patio.

  • Patio cover installation

Shade now and walls later, with a cover framed from the start to take an enclosure when you're ready.

  • Solarium installation

For a room that feels like it's outdoors, with glass overhead to pull in daylight.

What happens after you call about an enclosed patio

  1. Call us or send the form

Call (909) 413-6398 or use the form, and we'll set a time for me to come out. I handle the visit myself, so you're talking to the person who'll stand behind the plan.

  2. I measure and check the base

I measure the space, look at the slab and any cover the room would sit on, and ask how you plan to use it. You get a written estimate that spells out what we'd build and what it sits on, so you know what you're paying for before you sign.

  3. We handle the city side

Once you sign, we check with the city's building office about your address, take care of the paperwork it asks for and keep you posted as it moves along. The city's inspectors check the work on site, and an inspection requested before 3 pm gets a next-day visit.

  4. We build and walk it

My lead installer runs our own crew on site, building on the base we agreed to in the estimate. When it's done, I walk the finished room with you so you can see how it's sealed and where the water goes.

Questions before you book an enclosed patio room

How is a three-season room different from a four-season room?

Four-season rooms are fully enclosed, heated and cooled, with all-weather windows, while three-season rooms and enclosed patios use uninsulated windows or screens. That makes an enclosed patio a seasonal room, so on the hottest and coldest days it'll feel a lot like outside, just without the dust and bugs.

What does an enclosed patio cost in Chino?

A three-season room on an existing structural base in Chino usually costs about $95 to $130 per square foot, before insulation, heating, cooling and permits. That's what the work typically runs around here, not our quote, and in San Bernardino area pricing, larger rooms that need a foundation and have heating and air conditioning sit at the higher end. I'll give you your own figure in writing once I've measured and seen what the room would sit on.

Who issues building permits in Chino?

The Chino Building Division issues building permits and takes in plans for review, and the city's Development Services Department processes building and planning permit requests. We deal with the city's building office for you, as laid out in the steps above.

How do I check that a contractor can legally enclose my patio in California?

Ask which license class they hold for enclosure work, because California's license board says its awning contractor class covers awnings and patio covers, and patio enclosures aren't included in it. So an awning license alone isn't the answer you're looking for. We're fully licensed and insured, and I'm glad to go over that at the estimate.

Does a fire hazard zone change the build in Chino?

It can, because the Chino Valley Fire District says new construction or additions in High or Very High fire hazard zones must comply with the building standards for the wildland urban interface. Under the newer map, some areas in southern Chino, including parts of The Preserve and around Prado Dam, are rated Very High, High or Moderate, and you can check your area on the fire district's hazard zone map. If you're in one, we factor it in from the estimate on.

What causes water to get into an enclosed patio room?

Water standing around the base of the room is one cause. One enclosure maker's installation guide says the foundation must sit higher than the ground around it, because its tracks have weep holes and standing water can get into the tracks and the room. If your slab sits low or the yard slopes toward it, I'll point that out at the estimate so the base gets fixed before the walls go up.
