How do you know it's time for a screen room?

  • Bugs send you inside

You step out after dinner, and the mosquitoes and flies have you back in the kitchen within minutes. That usually means the patio is the room you'd use most if it had walls, and every summer you wait is another one it sits empty.

  • Old screens torn or sagging

The mesh you have is loose, flaking or full of holes, and the door doesn't close right anymore. Sun has usually worn it out, and the longer it hangs there, the more the holes spread and the more bugs and leaves get in.

  • Patio cover looks tired

A post leans, the beams have water stains or the roof edge sags a little. That usually means the cover needs a hard look before anyone hangs walls on it, and waiting can turn a repair into a rebuild.

What goes into a screen room in Chino?

Screen room installation in Chino means closing in your patio, deck or slab with screen walls and a roof, so you get an outdoor room that keeps out bugs and leaves and takes the edge off the sun. Most go on a slab or deck that's already there, and some go under an existing patio cover if that cover can take it.

Most folks who call us already have a slab, a deck or a patio cover out back and can't use it once the bugs come out. The price moves with the size of the room, what it sits on, the mesh and roof you pick and whether an existing cover needs extra engineering before it can be closed in, and the schedule mostly turns on that engineering and the city's review. Your estimate lays out what we'd build and what it sits on, so you see your own number before you decide anything. We're fully licensed and insured, which matters here because the state licensing board's awning license covers patio covers and leaves out patio enclosures.

How we handle screen room installation

Before anything gets sold, I look at what the room will sit on and tell you straight whether it can carry a frame. If the room is going under a patio cover you already have, I check first whether that cover can be closed in at all, because a room is only as good as what's holding it up. Then we help you pick the mesh and the roof based on how much sun each wall gets and how much the view matters to you. Once you sign, my lead installer runs our own crew to set the frame, tie the roof into the house so rain runs off and away instead of into the wall, hang the screens and the door, and clean up.

Some people find out on the walk-through that they'd rather have a room they can use on cold nights too, and a patio-to-sunroom conversion puts real walls and windows where the screens would go. A raised deck can go the same way with a deck-to-sunroom conversion, as long as the framing under it can take the weight, and I'll tell you if it can't. We're based in Chino and do this work in Chino Hills, Ontario, Eastvale and the other cities around it.

What happens when you call about a screen room in Chino?

  1. Call or send the form

You call (909) 413-6398 or send the form, and we set a time for me to come see the space. We answer 7 AM to 9 PM on weekdays and 6 AM to 9 PM on weekends.

  2. I measure and check underneath

I come out, measure, look at the slab, deck or cover the room will sit on and ask how you plan to use it. You get a written estimate that spells out what we'd build and what it sits on, so there's no guessing about the price.

  3. We handle the city and build

Once you sign, we take care of the city side and my crew builds the room. City inspectors check the work in the field, and an inspection called in before 3 pm happens the next day.

  4. Walk the finished room together

When the screens are up, I walk the room with you, door, roof and drainage included. Satisfaction guaranteed.

Questions before you book a screen room

Can I screen in my existing patio cover in Chino?

You can, but if your cover was built to the city's standard patio cover design, Chino requires extra engineering first, because that design isn't meant to be enclosed. Plan on some added time and cost for that step. The same standard calls for checking the house's roof rafters for rot or termite damage and replacing bad ones with like material after talking with the building department, so I check the cover and what it ties into before we price anything.

Which screen mesh lasts longer, aluminum or fiberglass?

Aluminum usually does, and one screen maker's national estimate says it typically outlasts fiberglass by 5 to 10 years. The trade-off is the view, since that maker says aluminum creates 15 to 20% more visual obstruction even painted dark, and it costs more at first, which the maker says the longer life offsets. On the walls facing the yard you like looking at, I'd lean fiberglass, and on the walls that bake all afternoon, aluminum.

What causes fiberglass screens to wear out in the sun?

Sun breaks down the vinyl coating on fiberglass mesh, and then the glass fibers underneath turn brittle and snap easily. The same screen maker says fiberglass in intense sun shows deterioration in 10 to 12 years, while protected screens last 15 years or more, and aluminum can last 20 to 25 years or more where nothing eats away at the metal. That means the walls taking the strongest sun are usually the first you'll re-screen.

What is the best way to choose a roof for a screen room?

Start with how you want the room to look next to the house, because a shingle roof can make it look like part of the home. One screen enclosure maker, for example, offers a stick-built roof using shingles that already match the house, or an aluminum roof, and other systems and custom rooms may offer different ones. I'll show you which one fits where your roof meets the house and where its water will go.

How much does a screen room cost in Chino?

Your price comes down to the size of the room, what it sits on, and the mesh and roof you choose. A cover that needs the engineering step mentioned above adds to it, and a slab or deck that needs work first does too. Your written estimate puts all of that in one place, so call (909) 413-6398 when you're ready for yours.

Who issues building permits for a screen room in Chino?

The Chino Building Division issues building permits and takes in plans for review, so it's the office that decides what your address needs. We check with it about your address, handle the paperwork it asks for and keep you posted as it moves along.
