How do you know it's time to plan a sunroom?
A patio nobody uses
The cover is up, but the space sits empty most of the year because it's too hot, too dusty or too exposed. That usually means it needs walls and a roof plan, not more shade, and every season you wait is another season paying for room you can't use.
Quotes that don't line up
You've got three bids, and each one seems to be pricing a different room. That usually means nobody settled the room type, roof and glass first, and signing before it's drawn tends to bring changes once the walls are going up, when they cost the most.
A slab or deck you're unsure of
You see cracks in the slab, low spots where water sits or deck boards that feel soft. That usually means we need a hard look at what the room will sit on before any design, because a room built on a weak base can sag or leak where it meets the house.
What does sunroom design involve before anything gets built?
Sunroom design in Chino is where we work out the whole room with you on a drawing before we build it: the room type, the roof, the glass and what it all sits on. Those choices are cheap to change on paper and expensive to change once the room is standing.
Most people who call us want more usable room out back and already have a patio, a slab or a deck they hope can carry it. The price mostly moves with the size of the room, whether it's heated and cooled year round, the roof and glass you pick and whether it needs a new foundation, and the schedule turns on how quickly we settle the drawing and how long the city takes with the plans. Your written estimate spells out what we'd build and what it sits on, so you see your own figure before anything is ordered.
Details to note before an estimate
- Rough size of the room you want
- Patio slab, deck or bare ground
- Cracks, low spots or soft boards
- How you plan to use the room
- Year round or warm months only
- Photos of the back of the house
How we handle sunroom design
I start by measuring the space and looking at what the room will sit on, because if your slab or deck can't carry it, you should hear that from me before anything gets sold. Then we settle the room type, roof and glass with you on a drawing, since moving a line on a drawing costs a lot less than moving a wall. While we're drawing, I work out the parts you stop seeing once the room is up: how the roof ties into the house and where the water goes. A pretty room that leaks or sags isn't worth the glass in it.
Once the drawing is settled, it becomes the build. Most of our designs turn into sunroom additions tied into the house, and if you'd like a frame that needs little upkeep, we'll draw it as one of our vinyl sunrooms. We're fully licensed and insured, and the same drawing goes with my crew onto the job.
Where a sunroom design usually leads
Sunroom additions
If you want the room to feel like part of the house, an addition builds it on with a real roof tie-in and a proper base.
Vinyl sunrooms
If you'd rather not repaint or reseal a frame every few years, vinyl keeps the upkeep low.
What happens when you call about sunroom design in Chino?
Call or send the form
You reach us at (909) 413-6398 or through the form, and we set a time for me to come out. Have a rough idea of the size and how you'd use the room.
I measure and look underneath
I come out myself to see the space, measure it, check what the room will sit on and ask how you plan to use it. You get a written estimate that spells out what we'd build and what it sits on, so you're not guessing what's in the price.
We handle the city, then build
Once you sign, we take care of the city side and keep you posted while it moves along. My lead installer then runs our own crew on site, building to the drawing we settled.
Walk the finished room together
When it's done, I walk the room with you and we look over the roof line, the glass and the drainage. Satisfaction guaranteed.
Questions before you book sunroom design
What is the difference between a four season room and a three season room?
A four season room is fully enclosed, heated and cooled, with all weather windows, so you can use it year round. A three season room, like most enclosed patios, isn't heated or cooled, so it's meant for the milder months. It's the first thing to decide, because it shapes the walls, windows and roof that follow.
Is a glass roof or an insulated roof better for comfort in a sunroom?
An insulated roof holds comfort better than overhead glass. A well insulated top cuts heat loss in winter and keeps the summer sun from overheating the room. A glass roof can look beautiful, and I'll draw one if you want it, but I'll tell you straight what you're trading for it.
What does a sunroom cost in the Chino area?
A sunroom in the San Bernardino County area usually costs about $100 to $190 per square foot, for the room itself. Larger rooms that need a foundation and heating and air conditioning land at the high end. When you compare quotes, ask whether insulation, heating or cooling, plumbing and permits are included, since area price reports don't always count them.
Who handles permit requests for a sunroom in Chino?
In Chino, the Development Services Department processes building and planning permit requests. The city's zoning limits the height, number of stories and size of what you build, and the state ties its efficiency rules for walls, windows and doors to your climate zone, so we draw the room to fit both. We check with the city's building office about your address, take care of the paperwork it asks for and keep you posted.
How do I choose between vertical and sloped glass for a sunroom?
For most rooms, vertical glass is the better pick. Glass set upright in the walls costs less and is easier to install and insulate than sloped glass, and it's less prone to the leaking, fogging and breakage that often come with sloped panes. That shows up in repair bills years later, not just in the build price.
How do I keep a sunroom from overheating in summer?
Plan for it in the design. Roof overhangs can block direct summer sun from the windows while still letting winter sun in, and highly insulated windows plus insulation in the walls, floor and roof make the room more efficient. Those are much easier to put in during the build, because adding them later can often cost more, and on extremely hot days closing the window coverings helps too.
