How do you know your patio is ready for a sunroom?
Patio too hot to use
You've got a slab or cover out back, but it's too hot, dusty or buggy to sit out there most of the day. That usually means the space needs walls and a choice between screens and glass, and every season you wait is one more you don't use it.
Water at the house wall
If water drips where the patio cover meets the house, or the cover dips in the middle, the tie-in or whatever holds it up usually isn't right. Enclosing it as is just moves that leak indoors, so it's the first thing I check.
Old enclosure that leaks air
Sliders that drag, gaps you can see daylight through and a room that bakes in summer usually mean worn tracks, tired seals or panels with no insulation. The longer it goes, the more dust and water get in, and the more there is to tear out later.
Is a vinyl sunroom right for your Chino patio?
A vinyl sunroom in Chino is an enclosed room added onto your house, usually over a slab or deck you already have, with a roof and either windows or screens. We first settle whether you want a screened room, a three-season room or a four-season room, because that choice drives the insulation, the price and how the room gets built.
Most people who call us have a patio out back they barely use and want a room they can sit in, and some are thinking about a patio-to-sunroom conversion on the slab they already have. The price moves with the room's size, whether it can sit on your existing base or needs a new foundation, and whether you want heating and cooling. The schedule mostly turns on the city's review and what I find when I look at that base. We're based in Chino and work in the cities around it, and your written estimate spells out what we'd build for your space and what it sits on.
Details to note before an estimate
- Rough size of the patio or deck
- Room type you're leaning toward
- Heating or cooling plans
- Cracks or low spots in the slab
How we build a vinyl sunroom
Vinyl is one of the framing options we build with, but it isn't where I start. The bigger choice is screens, three season or four season, so we sort that out first along with the insulation, because insulated windows and insulation in the walls, floor and roof go in much easier while the room is built, and adding them later can often cost more. If the room will be heated or cooled and open to the house, the industry's sunroom standard treats it as living space, so its windows have to meet marks for air leaks, water and heat, and a room joined to the house is held to a higher standard. On the job, our crew builds on the base I checked at the estimate, ties the roof into the house so water runs away from your wall, sets the frames with glass or screens and cleans up when we're done.
If you want the new room to open right into the house, it's really one of our sunroom additions, planned as part of your home. If you want to heat and cool it and use it every month of the year, take a look at our four season sunrooms.

What happens after you call about a vinyl sunroom?
Call and set a visit
You call (909) 413-6398 or send the form, and I come out myself to see the space. I measure it and ask how you plan to use the room, because that decides screens or glass.
Get a written estimate
You get a written estimate that spells out what we'd build and what it sits on. You can read it through at your own pace, and nothing gets built until you sign.
We handle the city side
Once you sign, we check with the city's building office about your address and take care of the paperwork it asks for. I keep you posted as it moves along.
Our crew builds the room
My lead installer runs our own crew on site from start to finish. When the room is done, I walk it with you so you can see the base, the roof tie-in and where the water goes.
Questions before you book a vinyl sunroom
How much does a sunroom cost in Chino?
A three-season sunroom built on an existing base in Chino usually costs about $95 to $130 per square foot. That figure leaves out insulation, heating or cooling, plumbing and permits, so ask whether a quote includes them. Around San Bernardino, larger rooms that need a foundation plus heating and air conditioning land at the high end, and your estimate spells out what we'd build for your space.
What is the best way to choose between a three-season and four-season room?
Start with whether you want glass and temperature control or just screens. A four-season room is fully enclosed with all-weather windows and heating and cooling, a three-season room has no heating or cooling and uses uninsulated windows or screens, and a screened porch is screens only. I ask how you'll use the room before anything else, because that answer usually picks the type for you.
Who issues building permits in Chino?
The city's Building Division issues building permits and takes in plans for review. The city's Development Services Department processes building and planning permit requests, and once you sign, that's the side we handle for you.
What Chino rules limit the size of a sunroom?
The city's zoning rules limit how tall, how many stories and how big a structure can be, and where it goes on your lot, so your sunroom's size and spot fall under them. The city's design criteria also list a wind speed, wind exposure, seismic zone and climate zone for Chino, which bear on how the room's structure is built. We check with the city's building office about your address so the plan fits before we build.
Can a patio cover contractor enclose my patio in California?
Not on an awning license alone. The state licensing board says its awning class covers aluminum, metal, vinyl or canvas awnings and patio covers, and patio enclosures aren't included in it. We're fully licensed and insured.
How do I care for a sunroom?
One maker's guide says to rinse the roof and outside walls with water and clean inside and out with mild soap and water or a non-abrasive cleaner. The same guide says to keep door and window tracks clean with a pure silicone spray, since oil-based lubricants attract dirt, and to keep clear the small weep holes water drains out through. It also suggests checking the roof and gutters once a year and staying off the sunroom roof unless you need to be up there.
