Chino homes and the backyards behind them
I started this business in Chino in 2013, so most of what we know about sunrooms we learned in backyards here. The older ranch houses near downtown usually have an aluminum patio cover over a slab that was poured for a barbecue, not a room. Tract homes from the '80s and '90s often have wider yards and a cover the builder added, and the newer houses down in The Preserve tend to sit on tighter lots where every foot of the room counts. Parts of southern Chino, including parts of The Preserve and the land near Prado Dam, are mapped in fire hazard severity zones, so for those addresses that's one more thing we ask the city about. We do the same work next door in Chino Hills and up the road in Ontario.
That mix decides the job before anyone picks out glass. If your slab and patio cover can carry a room, we build on them. If they can't, I'll tell you at the estimate, and new footings or a new roof frame become part of the price and the schedule.
Our services in Chino, CA
A lot of Chino houses have one small family room and a hot back slider, so the room people want is a real addition off the back wall. Our sunroom additions tie the new roof into your house so water runs off it instead of into the joint.
Most backyards here already have a slab and a cover, and turning that into a room is one of the calls we get most. I check the slab's thickness and edges first, because a room puts weight where a barbecue never did.
Chino summers run long and hot, and a thin glass room out back turns into an oven by July. A four season room with an insulated roof and better glass is the one you'll actually use in summer and on cold winter nights.
Plenty of the aluminum covers on older Chino homes are sagging, rusted at the posts or pulling away from the house. We replace them with a cover that's tied in properly and sloped so rain runs off, which also leaves you a base you can enclose later.
If you want shade and evening air without the bugs, a screen room costs less to build than glass and fits a smaller yard well. We set it on your existing slab when it's sound and can frame it so windows go in later if you change your mind.
Rooms that went up here in the '80s and '90s often have leaking roof panels, foggy glass and a floor that's settled. We find where the water's getting in before we talk about new windows, because a remodel under a leaking roof just leaks again.

How it works when you call us in Chino
Call us or send the form
You reach us by phone or the form, and we set a time for me to come out. Mornings, evenings and weekends all work, and it helps if you're home so we can talk through how you'll use the room.
I measure and check the base
I measure the space, look at the slab or deck the room would sit on and ask how you plan to use it. You get a written estimate that spells out what we'd build and what it sits on, so you can see what drives the number before you decide.
We handle the city side
Once you sign, we check with the city's building office about your address, take care of the paperwork it asks for and keep you posted as it moves along. The city's inspectors check the work during the build, and the city asks for inspection requests before 3 p.m. to get a next-day visit.
Our crew builds the room
My lead installer runs our own crew on site, so the people building your room work for us. When it's done, I walk the finished room with you and go over the roof tie-in and where the water goes.
Chino sunroom questions answered
Do I need a permit to build a sunroom in Chino?
Chino's Building Division issues permits for all work except a short list of exemptions, and a sunroom isn't among the examples the city gives. Those examples are things like painting, wallpaper, carpet, tile and fixing a leaky faucet. The city advises calling the Building Division to find out whether your work needs a permit, and once you sign with us, we make that check for your address and handle the paperwork.
How long does a building permit last in Chino?
The city's permit FAQ, written before the current code, says a permit expires 180 days after it's issued, or 180 days after work stops or is abandoned. The Building Official can grant one 180-day extension at no cost, but only if a letter giving the reason arrives before the permit runs out. That's why we line up materials and the crew before the permit is pulled, so the work keeps moving.
Does an out-of-town contractor need a Chino business license?
Yes. Anyone doing business in Chino needs a city business license, and the city spells out that this includes contractors and service people from out of town. The license is good for one year, so it's fair to ask any contractor you're comparing whether theirs is current.
When does a contractor need a California state license to build a sunroom?
The state licensing board says anyone who builds or alters a structure in California must be licensed by it if the job needs a building permit, uses any extra workers, or runs $1,000 or more in labor and materials across one or more contracts. A sunroom clears that bar easily, so don't hire anyone who isn't licensed. We're fully licensed and insured.
What is the best sunroom for Chino's hot summers?
For a room you'll use year round, I'd pick a four season room with an insulated roof and insulated glass, because Chino summers are long and hard on glass rooms. In a normal year the city sees about 99 days at 90°F or hotter, 23 of them at 100 or more, and around 11 nights at freezing or below. A three season room or a screen room costs less and works fine on spring and fall evenings, but expect to stay out of it on August afternoons.
How much does a sunroom cost in Chino?
It comes down to the size of the room, whether it's a screen room, a three season room or a four season room, and whether what it sits on can carry it. Reusing a sound slab and patio cover keeps the price down, while new footings, a new roof frame, power, or heating and cooling add to it. The schedule turns on the same things plus the city's permit review, and your written estimate spells out what we'd build and what it sits on.
