How do you know it's time to build a sunroom?
Patio sits empty all summer
The afternoon sun bakes the patio so badly that nobody goes out there once it warms up. That usually means the space needs walls, a roof and a way to cool it, and every summer you wait is another season of yard you pay for and don't use.
Bugs and dust drive you in
You carry dinner outside and end up back in the kitchen ten minutes later. Screens or glass fix that, and the longer you put it off, the more the patio turns into a place to store things.
Old cover sagging or stained
Dark stains, a sagging beam or drips where the cover meets the house usually mean water is getting in or the wood is going. Don't enclose under it, because walls and glass hung on a tired cover lock the problem inside and cost more to fix later.
What does it take to build a sunroom in Chino?
Sunroom construction in Chino turns a patio, porch or part of your yard into an enclosed room, anywhere from a screened space to a fully closed-in room with all-weather windows. You get usable room out back that keeps out the bugs, dust and wind, and with heating and cooling you can use it year round.
Most people who call me have a patio they barely use and want real room out back. The price moves with the size, whether it's screened or fully enclosed with heating and cooling, whether it opens into the house, and whether your slab is sound enough to build on or has to be replaced first. The schedule mostly turns on the city's permit review and on that same slab question. A room like this shelters people and takes more than one trade, which California's licensing board treats as general building work, and we're fully licensed and insured. My written estimate spells out what we'd build and what it sits on, so you see your own number before you decide anything.

How we handle sunroom construction
I look at your slab or deck before anything else, because a room is only as good as what it sits on. If it's cracked or buckled, I'll tell you it needs to be replaced before we build on it, even when that's not what you wanted to hear. Next we work out how the roof ties into your house and where the water goes when it runs off, since that joint is usually where a sunroom leaks if it's done wrong. Then my lead installer and our own crew frame the room, set the roof and windows, seal it to the house and clean up as we go.
Some people don't need a new room at all. If you already have a sunroom that leaks, runs hot or looks worn out, sunroom remodeling can fix what's there. If the real problem is bugs and you don't need heat or air, screen room installation is the simpler job, and I'll tell you so.
Other work on your sunroom or patio
Sunroom remodeling
When the sunroom you have now drips, overheats or just looks tired, fixing what's there can make more sense than starting from scratch.
Screen room installation
If all you want is to sit outside without the mosquitoes and you don't care about heat or air conditioning, a screened room is a lighter build.
What happens when you call about a sunroom in Chino?
Call or send the form
You call (909) 413-6398 or fill out the form, and we set a time for me to come by. Have a rough idea of the room you want so we can talk it through.
I come out and measure
I come out myself to see the space, measure it and ask how you plan to use the room. I also look at the slab or deck it would sit on, since that can change the whole plan.
You get a written estimate
You get a written estimate that spells out what we'd build and what it sits on. That way you can hold it up against anyone else's bid line by line.
We permit, build and walk it
Once you sign, we handle the city side and my crew builds the room. When it's done, I walk the finished room with you.
Questions before you build a sunroom
What's the difference between a four season and a three season sunroom?
A four season room is fully enclosed and heated and cooled, while a three season room has no heating or cooling and uses uninsulated windows or screens. So the type you pick decides whether the room has any temperature control at all. If you want to sit out there on a hot Chino afternoon, that's a four season room.
How much does sunroom construction cost in Chino?
Sunroom construction in the Riverside area usually runs about $17,000 to $120,000 per project, according to one cost guide. Larger rooms that need a foundation and have heating and air conditioning sit at the high end of that range. Your own number comes from my written estimate after I've seen the space.
How do I know if my patio slab can hold a sunroom?
An existing slab only works if it's in like-new condition, according to one sunroom maker's installation guide, which prefers a new slab or deck. Lots of cracks or buckles make an old slab unsuitable and can add to leaks later, so a worn patio may need replacing first. Before anyone saws or breaks a slab, find out whether it's post-tensioned, built with steel tendons inside, because one California city warns that cutting a tendon can be dangerous and expensive to fix.
What is the best way to plan insulation in a sunroom?
Decide on insulated windows and wall, floor and roof insulation before we build, because they're much easier to put in during construction and often cost more to add later. If the room opens to the house and is meant to be heated or cooled, the sunroom industry's spec treats it as living space and sets levels for its windows on air leaks, water leaks and heat. California's Energy Code also has efficiency requirements for additions, so we plan for them from the start.
Who handles building permits for a sunroom in Chino?
In Chino, the Development Services Department processes building and planning permit requests. We check with the city about your address, take care of the paperwork it asks for and keep you posted as it moves along. The city's forms include a plan handout for room additions, so ask me how it applies to your room.
Do fire zone rules affect building a sunroom in southern Chino?
They can if your address falls in a Very High or High zone. The city reports that a new map put parts of southern Chino, including areas around The Preserve and Prado Dam, in fire hazard severity zones rated Very High, High or Moderate, and Chino Valley Fire District says new construction or additions in its Very High and High zones have to meet building standards for the wildland urban interface, where homes meet open land. If you live in the south end of the city, check your address on the district's fire zone map before we design the room.
